The new Law 12/2023, of 24 May, for the right to housing, of state scope, changes the definition of “gran genedor”,originally provided for in the bill, establishing two assumptions: one of general scope (with more than 10 homes) and another, applicable in areas declared stressed (with 5 or more homes). This definition represents a change from the previous state definition made by Royal Decree Law 11/2020, which established the threshold of more than 10 rental homes.
The analyzes carried out and published so far by the Observatori Metropolitàn de l’Habitatge de Barcelona (O-HB) started from the original definition of “gran genedor”, of more than 10 homes.
An update of the analysis of the database of rental contracts that have a bond deposited in the Catalan Soil Institute (Incasòl), allows us to observe the differences that count the Great Tenedores in one way or another.
