This laboratory aims to improve the knowledge of the rental market from the information available in the Register of Affiliations of the Catalan Land Institute (INCASÒL); an administrative register that collects the information of the contracts that are effectively formalized.
This work presents six indicators for the city of Barcelona.
Firstly, the annual evolution of the number of housing under contract in force in the period between December 31, 2009 and December 31, 2023. Secondly, the annual evolution of the new rental contracts that have been signed and deposited deposits in INCASÒL in the period 2010-2023. Thirdly, the annual evolution of rental contracts that have been phased out and have withdrawn the INCASÒL deposit. Fourthly, the annual evolution of the balances between the two previous variables. Fifthly, the Rotation Index, which relates contracts that have been phased out for one year to homes with a contract in force the previous year. And, finally, the validity of the contracts signed since 2009, according to the legislation of the year in which they were signed, is calculated.
